Tenant Qualifications

Before scheduling an appointment to view one of our houses, please be sure that you are able to meet our minimum qualifications.
We do not allow pets in multi-family homes unless otherwise specified in the ad, in single family homes our standard pet fee is $350. In some homes the fee may be more if an owner has requested more for that property, but these prices will be advertised.
Income must be three times the rental amount, or you must be able to otherwise demonstrate your ability to pay the rent. Income must be verifiable: if it does not show up on pay stubs, you will need to show bank statements or tax returns to prove your income. If you have a question about your proof of income, please email customerservice@cornerstone-properties.org with your documentation and we will let you know if we need supplemental materials before you apply.
We also perform background checks, credit checks, and call previous landlords. On the background check, you must have no felonies within 5 years, and no violent crimes in the history at all, whether felony or misdemeanor. Credit score must be over 560, credit history must not include unpaid judgements from previous landlords or mortgage holders, no open bankruptcies, and no judgements from landlords within 3 years minimum. Previous landlords must be able to provide a good reference, including stating that no major damage was done to their rental unit. You must not have a collection balance of more than $5,000 excluding medical bills.

Credit score issues may be overlooked with the additional payment of last months rent at the lease signing.
